Owner distributions are processed on the 10th of each month through our property management software. We do not charge a management fee while a property is vacant. If a tenant is behind on rent, our management fee is not earned until rent is collected.
Leasing Fee
50% of one month's rent
The leasing fee is earned once a tenant has signed a lease, paid the security deposit, and paid the first month's rent.
This fee is deducted from the first owner payout (we never send a separate invoice) and covers high-definition marketing (including professional aerial drone video, where permitted), property showings, comprehensive tenant screening, and lease preparation.
Lease Renewal Fee
25% of one month's rent
We charge a lease renewal fee of 25% of one month's rent per property when a current tenant chooses to renew their lease for another term.
Understanding Your First Payout
It is entirely normal for your very first month's distribution to look smaller than future months. This initial payout accounts for the one-time leasing fee, setting up your initial property reserves, and ensuring any immediate move-in or turnover care is completely squared away. Once this initial lease period settles, your monthly owner distributions will stabilize into a clean, predictable amount deposited straight to your account by the 10th.
